MINUTES OF A REGULAR MEETING
OF THE CITY OF TEMECULA
PLANNING DIRECTOR
NOVEMBER 19, 1998
A regular meeting of the City of Temecula Planning Director was called to order on Thursday,
October 29, 1998 at 4:00 PM, at the City of Temecula Main Conference Room, 43200 Business
Park Drive, Temecula, California. Senior Planner Matthew Fagan presiding.
Also present were Project Planner Patty Anders and Minute Clerk Cathy Davis.
1. Planning Application No. PA97-0370 (Minor Conditional Use Permit) and No. PA98-0408
(Tentative Parcel Map)
Senior Planner Matthew Fagan continued Planning Application PA97-0370 (Minor
. Conditional Use Permit) until December 3, 1998.
2. Planning Application No. PA98-0442 (Product Review)
Assistant Planner Patty Anders presented the staff report to construct 68 single family
residential lots with three (3) different floorplans within Tract Map No. 28553-1, -2 and
known as the "The Promenade" located on the east side of Margarita Road and north of
Solana Way.
Senior Planner Matthew Fagan opened the public hearing at 4:30 PM.
Kent and Debra Mount, 41834 Shorewood Court, Temecula spoke in opposition to the
project due to privacy issues. They were concerned about the type of fencing between the
project and their home. They also requested that the lowest roof elevations as possible be
placed on the lots by their home.
Senior Planner Matthew Fagan added a condition to the Conditions of Approval which
stated, "Tract Map No. 28553-1 & 2 Lots 51 and 53 every effort will be made to put a one
story home on these lots".
Applicant Jame Gardner, Pacific Century Homes, 40925 County Center Drive, Suite 110,
Temecula, California concurred with the revised Conditions of Approval.
Senior Planner Matthew Fagan closed the public hearing at 4:48 PM.
Senior Planner Matthew Fagan adopted the Categorical Exemption, Class 5 for Planning

Application PA98-0442 and approved the project subject to the Findings and revised
Conditions of Approval.
