PLANNING DIRECTOR
OCTOBER 1, 1998
A regular meeting of the City of Temecula Planning Director was called to order on Thursday,
October 1, 1998 at 1:30 PM, at the City of Temecnia Main Conference Room, 43200 Business
Park Drive, Temecula, California. Senior Planner Matthew Fagan presiding.
Also present were Project Planner Carole Donahoe and Minute Clerk Cathy Davis.
1. Planning Application No. PA98-0088 (Tentative Parcel Mpa No. 28779)
Carole Donahoe presented the staff report to divide 3.59 acres into two parcels on property
zoned LI Light Industrial located on the east side of Business Park Drive, north of Rancho
California Road, within the Rancho California Business Park.
Senior Planner Matthew Fagan opened the public hearing at 1:31 PM. There were no
requests to speak.
Applicant Tony Ten'ich, Terrich Engineering, 41934 Main Street, Temecula, CA 92590
concurred with the Conditions of Approval.
Senior Planner Matthew Fagan closed the public hearing at 1:33 PM.
Senior Planner Matthew Fagan adopted the Categorical Exemption, Class 15 Minor Land
Divisions prepared for Planning Application No. PA98-0088 (Tentative Parcel Map No.
28779) and approved the project subject to the Findings and Conditions of Approval.
2. Planning Application No. PA98-0322 (Development Plan)
Carole Donahoe presented the staff report for a 6,000 square foot Chief Auto Parts Retail
Store located northeasterly of the intersection of Winchester Road (State Highway 79
North) and Margarita Road, on Pad 'D' at the Winchester Meadows shopping center.
Senior Planner Matthew Fagan opened the public hearing at 1:34 PM. There were no
requests to speak.
Applicant Fred Stevenson, Cahan Properties, 11440 Bernardo Court, Suite 273, San
Diego, CA 92127 concurred with the Conditions of Approval.
Senior Planner Matthew Fagan closed the public hearing at 1:35 PM.
Senior Planner Matthew Fagan adopted the Negative Declaration and Mitigation Measures
for PA97-0305 and PA97-0368 which apply to Planning Application No. PA98-0322
(Development Plan) and approved the project subject to the Findings and Conditions of
Approval.

Planning Application No. PA98-0351 (Minor Conditional Use Permit)
Senior Planner Matthew Fagan continued Planning Application PA98-0351 until October
15, 1998.
