PLANNING DIRECTOR
JUNE 11, 1998
A regular meeting of the City of Temecula Planning Director was called to order on Thursday,
June 11, 1998 at 1:30 PM, at the City of Temecula Main Conference Room, 43200 Business Park
Drive, Temecula, California. Senior Planner Dave Hogan presiding.
Also present were Project Planner Carole Donahoe, Assistant Planner Patty Anders, Project
Planner Thomas Thornsley and Minute Clerks Kelli Beal and Cathy Davis.
1. Planning Application No. PA98-0209 (Development Plan)
Senior Planner Dave Hogan continued Planning Application No. PA98-0209 (Development
Plan) to rehabilitate 38 existing apartment units and to construct 18 additional apartment
units, with recreational areas, utility areas, garages and carports to June 25, 1998

planning Application No. PA98-0181 (Temporary Use Permit) and PA98-0182
(Development Plan)
Assistant Planner Patty Anders presented the staff report for product review for 116 single
family detached homes and the model home complex located in a portion of Paseo Del Sol
(Tract 24186-1); southeast of the intersection of Meadows Parkway and Pauba Road at
Leena Way.
Senior Planner Dave Hogan opened the public hearing at 1:37 PM. There were no
requests to speak.
Dale Catalde from Tri-Mark Pacific Homes, located at 7760 Irvine Center Drive, Suite
470, Irvine, California, concurred with the Conditions of Approval
Senior Planner Dave Hogan closed the public hearing at 1:38 PM.
Senior Planner Dave Hogan approved PA98-0181 and PA98-0182 subject to the Findings
and Conditions of Approval and the project is exempt from further evaluation under
CEQA due to previous eertification of an Environmental Impact Report (EIR) for this site.
Planning Application No. PA98-0178 (Temporary Use Permit) and PA98-0179
(Development Plan for Product Review)
Project Planner Thomas Thornsley presented the staff report for the construction of four
floorplans with three elevations per floorplan on 188 lots within Tract Map No. 23371-5
and 28526 located in the Temelm Hills portion of the Margarita Village Specific Plan No.
199, Planning Area 35 (east fo Margarita Road, west of Meadows Parkway, north of

Rancho California Road).
Senior Planner Dave Hogan opened the public hearing at 1:39 PM. There were no
requests to speak.
Scott McFerran of McMillian Companies located at 2727 Hoover Avenue, National City,
California concurred with the Conditions of Approval.
Senior Planner Dave Hogan closed the public hearing at 1:40 PM.
Senior Planner Dave Hogan approved PA98-0178 and PA98-0179 based upon the findings
and Conditions of Approval and the project is exempt from further evaluation under
CEQA due to the previous certification of an Environmental Impact Report (EIR) for this
site.
The meeting was adjourned at 1:41 P.M.
