OF THE CITY OF TEMECULA
PLANNING DIRECTOR
AUGUST 27, 1998
A regular meeting of the City of Temecula Planning Director was called to order on Thursday,
August 27, 1998 at 1:30 PM, at the City of Temecula Main Conference Room, 43200 Business
Park Drive, Temecula, California. Senior Planner Dave Hogan presiding.
Also present were Project Planner Thomas Thornsley, Project Planner Carole Donahoe and
Minute Clerk Cathy Davis.
Due to a last minute change with the first item on the Agenda (Product Review), Senior Planner
Dave Hogan began the meeting the second item (Minor Conditional Use Permit).
1. Planning Application No. PA98-0338 (Product Review)
Project Planner Carole Donahoe presented the staff report to construct 24 single family
residential lots with four (4) different floorplans within Tract Map No. 23371-14, and
known as "The Masters" subdivision located on the east side of Temeku Drive, north of
Royal Birkdale Drive and south of La Serena Way.
Senior Planner Dave Hogan opened the public hearing at 1:33 PM. There were no requests
to speak
Condition No. 6 was changed to read that the homebuyer has to have the l~ont yard
landscaping completely installed 120 days fzom the close of escrow. Scott McFerran of
McMillian Companies, 2727 Hoover Avenue, National City, California 91950 concurred
with the Conditions of Approval.
Senior Planner Dave Hogan closed thc public heating at 1:38 PM.
Senior Planner Dave Hogan adopted the Categorical Exemption and approved PA98-0338
subject to the Findings and Conditions of Approval.
2. Planning Application No. PA98-0242 (Minor Conditional Use Permit)
Project Planner Thomas Thornsley presented the staff report to operate an equipment and
tool rental facility in conjunction with a hardware store in an existing building.
Senior Planner Dave Hogan opened the public hearing at 1:40 PM. There were no
requests to speak.
There was some discussion regarding Condition Nos. 17 and 22. Lee Dennis of 28115
Del Rio Road, Suite A, Temecula, California 92590 concurred with the Conditions of
Approval.

Senior Planner Dave Hogan closed the public hearing at 1:46 PM.
Senior Planner Dave Hogan adopted the Categorical Exemption and approved PA98-0242
based upon the findings and Conditions of Approval.
The meeting was adjourned at 1:47 P.M.
