PURPOSE:
This Sign Program has been prepared for the purpose of establishing and
maintaining high standards of quality and aesthetics throughout and around
Ridge Park Point. The Sign Program is intended to allow flexibility in signage to
accommodate tenant needs and to maintain continuity within the building.
Tenant shall be responsible for the design, permitting, fabrication and
installation of their individual business signs within the limits of this sign
program. Conformance shall be strictly enforced. The property Owner at the
tenant's expense shall remove any non-conforming signs.

I. DEFINITIONS
Building 10 Sign IPrimary Tenant -A tenant or business occupying fifty-one
percent (51%) or more of the building's rentable area.
Canopy Signs - Signage applied directly to the valence of an awning.
Freestanding identification suns - A monument sign located adjacent to the
vehicular right of way.
Plague Signs - A single sided sign attached to the wall surface adjacent to suite
entries. Typically this sign is a smaller version of the wall sign.

2. GENERAL REQUIREMENTS
2.1. All signs and their installation must comply with the Temecula
Municipal Code Title 17.28 Sign Standards and California building
codes, as well as with these criteria. The tenants' sign contractor shall
obtain all permits required prior to fabrication.
2.2. The Owner maintains the following signs:
2.2.1. Building Identification sign mounted on the building face.
2.2.2. Building/Suite address on building canopy.
2.2.3. Free standing/monument signs
2.3. Colors on all signs shall be consistent with the building architecture,
except as required by the primary tenant logo. All color selections
must be submitted to the owner for approval prior to any sign
fabrication.
2.3.1. Logos may include text only as a part of the image. See
example.

2.4. All signs shall be kept in "like new" condition. On notice by the Owner,
a Tenant shall be required to refurbish any sign, which does not qualify
as being of accepted standard.
2.5. Signs shall be free of all labels and manufacturer's advertising with the
exception of code requirements.
2.6. Signs illumination:
2.6.1. Signs are permitted to utilize the following illumination
methods:
2.6.1.1. Internally illuminated signs shall be individual channel
letters and/or a logo.
2.6.1.2. Externally illuminated signs shall be down lit by an
approved decorative light fixture, as permitted by
Riverside County ordinance 655.

2.6.1.2.1. All external light fixtures shall be consistent
with the building architecture and must be
approved by the owner prior to fixture
installation.
2.7. Sign materials:
2.7.1. The following materials are permitted for the sign fabrication:
2.7.1.1. Wood
2.7.1.2. Metal
2.7.1.3. Synthetic materials, with wood or metal appearance
(faux wood or metal).
2.7.1.4. Plastic
2.7.2. Acceptable finishes
2.7.2.1. Wood may be: sandblasted, painted, stained, or
burnished to reflect age.
2.7.2.2. Metal may be: exposed to weather, painted (baked
coating/powder coat) or specialty treated (acid
etched etc.)
2.8. Exceptions to these criteria shall be permitted only with the approval
of the Owner and the Community Development Director.

4. PERMITTED SIGN TYPES
4.1 Wall Signs (primary sign/building ID sign) Exhibits 8 Et C
4.1.1 Maximum number of signs shall be two per building, (1) per
facade.
4.1.1.1 The two (2) permitted wall signs shall be placed on
different building elevations
4.1.1.1.1 Refer to exhibit B Et C for wall sign location.
4.1.1.2 Both signs shall have the same copy. The copy shall be no
less than one, and no more than two lines. Additional
lines of copy require approval from the Community
Development department.
4.1.1.3 Sign shall provide a minimum 4 inch spacing between
lines of copy.
4.1.2 Design Requirements
4.1.2.1 Wall Signs shall complement and add to the aesthetics of
the building.
4.1.2.2 Wall signs may be illuminated, internally or externally.
4.1.2.3 Nationally recognized logos shall be permitted within the
sign envelope. The logo shall comply with Sections 2.5
of this program.
4.1.3 Sign styles:
4.1.3.1 Logo Box
4.1.3.2 Internally illuminated channel letters
4.1.3.3 Externally illuminated channel letters, such as backlit
halo, no neon or exposed bulbs.
4.1.4 Location Requirements
4.1.4.1 Wall signs shall be placed between the windows of the
highest floor of the building and the eave line or
parapet. Refer to site plan (exhibit A), and exhibits B Et
C.
4.1.4.2 Sign envelopes locations shall be consistent with the
building architecture, refer to exhibits B Et C.
4.1.5 Size Requirements
4.1.5.1 The recommended sign area, maximum letter and symbol
height for a primary wall sign or building identification
signs for Ridge Park Pointe shall be as designated in 4.1.5
of this document.

4.1.5.1.1 Maximum letter height shall not exceed 2'-10".
Minimum 4" spacing between lines of copy.
4.1.5.1.2 Maximum Symbol Height shall not exceed 6'-0".
Refer to elevation exhibits B Ft C for maximum
permitted sign envelope area.
4.2Address Signs (Canopy Sign) Exhibit D
4.2.1 Address signs shall be located on the valence of the canopy only.
Letters shall be limited to the height of the valance, less 3"
above and 3" below the text, creating a 3" margin. The text shall
be centered horizontally and vertically in the valence of the
Canopy.
4.2.2 Address sign shall be limited to the ground floor only. Sign may
be placed on the canopy above the buildings primary entrance
4.2.3 Sign Styles
4.2.3.1 Non-illuminated plastic or metal channel letters
4.2.4 Refer to sign 1, Exhibit D
4.2.4.1 Non-illuminated
4.3 Free Standing Signs Exhibit E
4.3.1 One sign per entrance from the vehicular right of way is
permitted.
4.3.2 Design Requirements
4.3.2.1 Nationally recognized logos shall be permitted within the
sign envelope. The logo shall comply with Sections 2.5
of this program.
4.3.3 Sign Styles
4.3.3.1 Figurative signs shaped to reflect the silhouette of a
particular object are permitted.
4.3.3.2 Three dimensional letters shall be made of materials
consistent with section 2.11 of this program.
4.3.3.3 All lettering and signs shall be designed to highlight the
building architecture and color palette as described in
Section 2.5 of this program.
4.3.4 Free Standing Sign Locations
4.3.4.1 Free Standing Signs shall be placed adjacent to the
primary vehicular entrance to the site
4.3.4.2 Free Standing Signs size requirements
4.3.4.2.1 Free Standing signs shall comply to the areas
listed in section 4.3.4.2.1.1 of this document

surface. Signs shall not exceed two (2) square feet.
4.4.2 Signs may be externally illuminated as described in section 2.10
of this document.

5. APPROVALS
5.1.The design and construction of Tenant's exterior sign(s) must receive
written approval by Owner and a permit by the City of Temecula
before fabrication. Owner approval shall be based on:
5.1.1. Conformity to the sign criteria established for the building,
including fabrication and method of installation.
5.1.2. Harmony of the proposed sign with the design standards of the
building.
5.2. The Owner has the specific right to refuse approval of any sign which
does not conform to the specific criteria set forth herein or any design
not in harmony with design standards of the building. To secure Owner
approval, three (3) copies of the design drawings of the sign shall be
submitted to the Owner or Owner's agent. The sign drawings must
indicate an elevation drawing with the following information:
5.2.1. Type, style, color and size of all lettering.
5.2.2. The location of the sign in relation to store frontage.
5.2.3. Colors, finishes and types of materials.
5.2.4. Method of attachment to wall.
5.3. All signs shall be consistent with the Sign Program and have the proper
permitting from the City of Temecula as required by the Temecula
Municipal code prior to installation.
